I'm David Taylor, the founder of MortgAIge Solutions. I started this because I watched the commission structure around home sales stay stuck in place while nearly everything else about buying and selling got easier and more transparent. I don't think the answer is stripping away support — it's rebuilding it around AI tools, a licensed broker partner, and an independent attorney, so sellers keep real protection without handing over tens of thousands of dollars to get it.

Before you get started

Is this legal in Virginia?

Yes. Only a licensed broker or agent can list a home on Virginia's MLS, so we partner with a licensed brokerage to handle that piece. Everything else — pricing, marketing, negotiation support — doesn't require a license, and you stay in control of your sale the whole way.

Do I still need to handle showings myself?

Yes, this is a for-sale-by-owner model. You (or a scheduling tool we provide) handle showings directly, which is part of how the savings work. We give you the tools to do that with confidence.

What if I get an offer I'm not sure about?

Our AI assistant reviews incoming offers, flags weak or unusual terms, and helps you draft a counter. Premium includes an on-demand attorney for final contract review before you sign.

Is there a fee if my home doesn't sell?

The flat fee is due when you list, not on sale — ask us about current pilot pricing and terms.

How is this different from HomeZu or similar referral sites?

Some flat-fee MLS sites operate as referral clearinghouses — they take your payment, then hand your listing off to whichever independent agent in their network happens to pick it up. That can mean surprise fees added after you've already paid, or an agent declining your listing altogether. We work with one known, vetted Virginia broker partner, and your flat fee is your full fee — nothing gets added at closing that wasn't disclosed up front.

1. Who we are

MortgAIge Solutions ("we," "us," "our") provides AI-assisted tools and coordination services to help Virginia homeowners list and sell their homes without paying a traditional percentage-based real estate commission. We are a technology and coordination service — we are not a licensed real estate brokerage, and we do not act as your real estate agent.

2. What our service includes

Depending on the tier you purchase, our service may include: AI-generated pricing recommendations, listing descriptions, photo enhancement, marketing content, an AI negotiation/offer-review assistant, and coordination with a licensed Virginia broker partner for MLS listing access. Where legally required — such as deed preparation and settlement — these functions are performed by independently licensed attorneys or settlement agents, not by MortgAIge Solutions.

3. What our service does not include

We do not provide legal advice. Our AI tools assist with organizing and preparing standard paperwork, but do not replace review by a licensed Virginia attorney. Contract drafting for non-standard terms, deed preparation, and settlement/closing services must be handled by a licensed attorney or settlement agent, which we can help connect you with.

4. Fees and payment

Our fee is a flat, one-time fee based on the tier selected at checkout, disclosed in full before payment. This fee is separate from, and does not include, standard closing costs such as title insurance, settlement/attorney fees, transfer taxes, or any buyer-agent compensation you may negotiate separately.

5. Refund policy

Because work begins immediately upon purchase (including MLS listing setup and AI-generated materials), fees are non-refundable once your listing has been submitted to our broker partner for MLS publication.

6. Your responsibilities as a seller

As a for-sale-by-owner (FSBO) seller using our platform, you remain responsible for conducting showings, communicating with buyers and their agents, and making final decisions on offers and contract terms. Our tools are designed to support you in these tasks, not to replace your judgment or legal counsel.

7. Limitation of liability

MortgAIge Solutions provides tools and coordination services on an "as-is" basis. We are not liable for the outcome of your home sale, including final sale price, time on market, or any disputes arising between you and a buyer. We strongly encourage every seller to retain independent legal counsel for contract review before signing any purchase agreement.

8. Changes to these terms

We may update these terms from time to time. Continued use of our services after changes are posted constitutes acceptance of the revised terms.

1. What we collect

To provide our services, we collect information you give us directly, including your name, email, phone number, property address, and details you enter into our pricing, negotiation, or showing-scheduling tools. If you use our showing-verification process, we may also collect government ID information and proof-of-funds or pre-approval documentation.

2. How we use it

We use your information to list your property, coordinate with our licensed broker and attorney partners, schedule and verify showings, process payments through Stripe, and communicate with you about your sale. We do not sell your personal information to third parties.

3. Who we share it with

We share only what's necessary with the parties directly involved in your transaction: our licensed MLS broker partner, an independent attorney for contract or deed matters, and payment processing through Stripe. We do not share your information with unrelated third parties or advertisers.

4. ID and financial verification data

Documents submitted for buyer showing-verification (ID, pre-approval letters, proof of funds) are used solely to confirm identity and readiness to purchase, and are retained only as long as reasonably necessary for the transaction, after which they are deleted.

5. Cookies and site data

Our website may use basic functional cookies and caching (including offline support through a service worker) to improve performance. We do not use third-party advertising trackers.

6. Your rights

You can request a copy of the information we hold about you, ask us to correct it, or request deletion, subject to any records we're legally required to retain (such as transaction documents). Contact us using the information below to make a request.

7. Security

We take reasonable measures to protect your information, but no online service can guarantee absolute security. If you believe your information has been compromised, please contact us immediately.

8. Changes to this policy

We may update this policy from time to time. Continued use of our services after changes are posted constitutes acceptance of the revised policy.
